HOW IT WORKS:
If you find the Buyer, you pay 0% commission. If a real estate agent finds the Buyer, you pay no more than 3% (or whatever you choose to pay) commission. An additional $75 will be charged if signing & completion of listing does not occur at first visit.
EXAMPLE OF SAVINGS VS. 6% COMMISSION BASED ON A SALES PRICE OF $150,000 & assuming a real estate agent has acquired the Buyer:$895 + 3% = Commission Savings of $3,605
Appointment Service thru either Centralized Showing Systems (CSS) or E Home Showings (EHS), (professional appointment service companies that arrange all viewings). This service is $30.00 (one time charge per listing) and is payable at time of listing.
All Counties...A transaction Fee of $395.00 will be charged to Seller, payable at closing. Buyers that are procured through the Seller will also be charged a $395 Transaction Fee, but not any commission. Transaction Fees are payable at closing. (Title companies are saying they are seeing a transaction fee charged by a lot of Brokers..in addition to commission)!
5 to 10 (or more for additional charge) individual digital photos of your property will be displayed at www.TexasFlatFee.com , www.GailHawkins.com. 5 to 10 photos on the MLS and 5 to 6 photos on www.Realtor.com at no extra charge.
Extra photos can be purchased for an additional $2.00 per photo for placement on www.GailHawkins.com and www.TexasFlatFee.com

WHO IS GAIL HAWKINS?
Gail Hawkins, a Realtor, is a full service, dedicated and principled real estate agent who specializes in Tarrant County and surrounding counties. She works with both Sellers and Buyers. Her business is operated in accordance with the Golden Rule. Gail is a seasoned real estate agent, (licensed in 1983), very knowledgeable in all aspects of real estate. She has held the titles Top Producer, Top Lister and is a member of the Million a Month Club. Prior to becoming a real estate agent she was a commercial and residential title company closer for six years.
She is a member of the Texas Association of Realtors, the National Association of Realtors, and MetroTex Association of Realtors.
As a lifelong resident of Fort Worth/Mid Cities area, Gail is a church pianist and for 11 yrs was a member of a Piano Guild. She is married to Larry Hawkins and is a loving grandmother. Hobbies are quilting, gardening, singing and playing old time hymns on her piano, as well as listening to and playing classical music.

In the span of my lifetime (86 years), I have engaged in a variety of endeavors, all of which have shaped my basic philosophy of life. The underlying concept of God, family and country, and in that order, has taught me to embrace the principles of dealing honorably and fairly with my fellow man.
With four years service in World War II, serving in both Europe and the South Pacific, I have learned to cope with a mixture of human diversities.
After a forty year tenure of employment with the Carter Publication, I entered the field of real estate, becoming a broker in 1979. As an avocation, I have been a lay minister for 60 years.
Life's experiences have taught me to "go the second mile", and that is the theme we, as a team, try to practice with each and every client.
